It mingles high-tech concepts with natural materials you can see and touch, reinventing what it means to live well and live green. Themes of pattern and connection are beautifully realized by a team of visionaries and creative thinkers who utilize age-old building methods to create a solid foundation for the future. With its modern yet profound sensibility, Timber House plants the seeds for responsible living.

Reframing the Way We Live

Timber House’s generously sized residences feel like modern-day treehouses. Natural light floods in through expansive glass windows, illuminating the beauty of 11-foot wood-beamed ceilings . Scandinavian kitchens are airy and bright, with patterns and materials artfully designed for the building. Fresh air is continually replenished, and half of the units enjoy private outdoor space.

Home Features
Lighting & Interiors
- Sleek energy-efficient lighting is integrated into the ceiling using the latest generation of continuous LED strips by Kelvix, an innovative Oregon lighting company.
- Other lights include Artemide sconces and ceiling light artworks by MESH. Many homes feature low-profile step lighting for nighttime ambience.
- Wood floors are 8” wide custom-stained engineered pine planks by Roots Custom.
Smart Home Features
- Lights are dimmable via network-connected Caseta dimmers from Lutron.
- Home entrances use smart locks by Latch. No keys necessary.
- Smoke/CO detectors are Nest Protect, capable of alerting you via internet.
- High-speed internet service is available through Verizon Fios and Spectrum.
Laundry
- Every home offers the convenience of its own washer and dryer.
- Miele stacked vented washer/dryer units are in most homes. Studios have space-efficient LG combination units.
Climate Control
- Multi-zone heat pumps efficiently heat and cool without burning gas. The systems have programmable thermostats.
- Energy recovery air ventilators by the Swiss manufacturer Zehnder continuously replenish homes with filtered and conditioned outside air.
Kitchen
Each home features a generously expansive kitchen. Their modern cabinetry is designed by the Berlin-based architect Sigurd Larsen for Reform, a very cool Danish company.

Appliances
- Most appliances are from Bosch’s top-of-the-line Benchmark Series.
- Induction-powered cooktops (Gaggenau full-surface induction in three-bedroom homes) offer faster heat-up times and more precise temperature control than gas with improved fire safety and indoor air quality.
Materials
- Hexagonal porcelain floor tiles arranged in nature-inspired patterns have been designed for Timber House by the architect, MESH.
- Countertops are Italian porcelain from Infinity. The material is heat-, scratch-, and break-resistant, and it’s elegant and simple to maintain.
- Backsplashes are hand-crafted cement tiles from Zia.
Bath
- Bathroom floors feature hexagonal patterned floor tiles designed for Timber House by the architect, MESH. Wall tiles are Carrara marble hexagonal mosaic.
- Bathroom fixtures and accessories are in a warm finish of satin brass. Primary fixtures are by Brizo and others by Delta.
- Vanities are constructed of oak veneer with custom Carrara marble built-in sinks by Reform, the same cool Danish company that made the kitchen millwork.
- Medicine cabinets are in an elegant recessed design by Restoration Hardware.
- Primary baths have separate showers and tubs, with the showers featuring Infinity linear drains.

Full Circle Living

Living well today means thinking about the bigger world outside our doors. Timber House was designed with an eye on the future, rooted in sustainable materials and building practices. Its wood construction requires less embodied energy than concrete and steel, Passive House-quality windows and solar panels allow for efficient heating and cooling, and energy-recovering ventilation ensures a constant supply of fresh air. There are also car charging stations in the garage, zero fossil fuel (gas) consumption, mineral wool insulation, and so much more. While other buildings claim to be green, Timber House is a sustainable vision, fully realized.

Additional green features
The building is built to passive house standards in order to use the minimal amount of energy. There is no combustion anywhere in the building. There is no gas line. We are looking to a near future when most of our electricity will be renewably generated. So we use electricity for everything, rather than burning fossil fuel (and needing to exhaust noxious gases).

- Solar photovoltaic panels are on the roof.
- Electric charging stations are at each parking spot.
- Heating and air conditioning are provided by air-source heat pumps.
- Generous mineral wool and polyisocyanurate insulation.
- Air sealing with Intello+ smart air barrier and Tescon Vana tape.
- Constant replenishment of fresh air through energy-recovering ventilation by Zehnder.
- Eco friendly mineral wool and polyisocyanurate insulation.
- Triple-glazed passive-house-quality windows.
Sustainable construction: glue-laminated timber
The building structure, including columns, beams, and floorplates, is made from glue-laminated timber. This building material has been beloved for decades, but recent computer controlled fabrication processes have made large-scale timber buildings feasible.

Standard dimensional (softwood) lumber is laminated to make large building components, which are pre-cut and assembled on site, much like a large scale piece of Ikea furniture. Building in mass timber offers several advantages over typical steel and concrete — as a beautiful, clean, and more environmentally sustainable alternative.
- Trees are a renewable resource that sequesters carbon for the life of the building.
- Wood construction requires less embodied energy than high-energy products like concrete and steel.
- Wood is beautiful. Its inherent warmth and texture means we don’t have to cover it up or finish it, resulting in less waste overall.
- When using a CLT system on-site construction is faster and cleaner. Timber components are pre-fabricated in a factory and assembled on site.
- CLT technology is new to NYC, but has been successfully used in Europe for over 20 years.

Elegantly Integrated

Located on a central Park Slope block, Timber House takes its cues from its historic neighborhood. Amenities work contextually with the area’s history and speak to the way people live now. Danish bricks echo the early facade’s of Brooklyn brownstones, balconies are staggered, and the private roofdeck enjoys open, breathtaking views of Downtown Brooklyn and Manhattan beyond. Dedicated parking and electric charging stations make it easy to dash off for the day or weekend.

Building features
- Throughout each apartment’s living spaces and bedrooms, the dramatic heft of glue-laminated timber structural members is exposed to provide visual warmth.
- The facade is clad in handmade brick from Petersen-Tegl in Denmark.
- European triple-glazed, aluminum-clad, solid wood casement windows by Yaro. Insect screens included.
- The building entrance is managed by Latch, an internet-based entry system, as is each apartment entry door.
- Huge, shared roof deck with panoramic views of Manhattan and beyond.
- The lobby features custom-designed tile, made-in-NYC, upcycled lighting by Stickbulb, and package shelving.
- Each home has private storage in the basement.
- The bicycle room stores 33 bikes.
- 10 parking spaces at grade (in addition to the private garage), each with an EV charging station.

The Union of Ideas & Experiences

Naturally, a building as future-reaching as Timber House is situated in the heart of Park Slope, long a focal point for progressive ideas. Located just a half-block from the Union Street subway, the building is surrounded by established retailers and smaller “mom and pop” businesses, three blocks from Prospect Park and Grand Army Plaza, and minutes from the cultural and recreational gems of innovative Gowanus. It’s a location that offers endless opportunities to connect, learn, and engage, all in an established, intellectually exciting area.

MESH Architectures serves as the designer and co-developer. The firm’s engagement with both the design and development of the building represents a continuation of their innovative approach to the built environment, which has encompassed both physical and digital spaces since 1997. They combine a thoughtful perspective on modern living with material innovation and a focus on sustainable strategies.
